This doesn’t mean that you’ll have to perform major and costly renovation – just a few changes to make your kitchen pop and be more memorable in the eyes of potential buyers.
Many buyers report that areas like the kitchen draw their attention because it is essentially the center of the home. In addition, when a kitchen already looks good, buyers don’t think about the potential remodeling cost they might have to endure in the future.
Here are a few simple tips and tricks to make your kitchen more appealing to potential buyers when your home is for sale:
Talk to your real estate agent. They are in and out of homes all the time and hear what potential buyers say about the homes they are showing. They’ll have valuable insight into the types of color schemes and styles that many buyers are interested in – that way you update yours to the most appealing style.
Keep Change Simple. Stick to neutral colors and textures and avoid anything too bold. Buyers want to be able to envision their own selves in the kitchen and this is easier to do with a neutral tone. Paint, countertop, tiles, flooring, cabinet colors and hardware, and backsplashes should easily match any style .
Open Up Space. If there is the ability to do so (and your budget allows for it), open up your kitchen some – buyers LOVE an open floor plan. Even if it is something as simple as taking down a cabinet that blocks the view to the next room or creating a “window” in the wall can make your kitchen appear larger, especially if taking down a wall is out of the question.
Use Granite In Your Upgrades. Buyers love the look and durability of the material, plus it easily makes the kitchen look higher end with minimal work. Check into first- or lower-tiered granite – it saves you cost while still providing for the buyer. Also, alternatives that look like granite can also be acceptable to many buyers.
Add Some “Ooh” & “Ah”. A surprising and convenient kitchen gadget or upgrade can grab a buyer’s attention and keep your home on their short list. Extra (or well-placed/hidden) drawers, trash compactor, USB-compatible outlets, a pull-out pantry, or under the cabinet lighting can give your kitchen that added “wow”.
